Sitting in a quiet spot beside the village ford and adjacent to the Coly Brook, the start of the River Colyton, in an acre of walled garden, is Honeybrook, a lovely, detached, Grade II listed, thatched cottage. The property is full of charm and character; the cob walls are white washed, the floors uneven, there are beams (tall guests need to mind their head in one or two places), low windows that peep out under the thatch and deep sills. Traditional characteristics of Honeybrook include a winding staircase which is narrow in places, so extra care may be needed with young children. Deep pile, quality carpets have been fitted throughout the house and there is a decorative log stove, fuelled by calor gas, in the dining room and a woodburner in the lounge, as well as an efficient central heating system. The traditional style kitchen, where a Devon cream tea waits to welcome you, has a butler sink, a tiled floor, matching units and a stable door.

The garden is a delight; paths meander around a mixture of trees, densely planted areas where children can hide or create a secret den, a level lawned and gated area made safe for toddlers, a sun house, patios with safely covered ponds and a wishing well. The icing on the cake is a splendid hot tub for up to six people, available all year round. The Coly Brook is fenced off from the garden but there is access to it and children and adults will enjoy paddling and stream dipping from its banks.

The East Devon Way runs past the cottage and there are many picturesque walks in the vicinity as well as a golf course and riding stables. Sidmouth, Beer and Seaton on the south coast offer a variety of beaches, fishing, water sports and a magnificent coastal path for walkers.

An entrance from the garden via a small sun lounge leads to bedroom 2 with twin beds and en-suite shower room with power shower, WC and washbasin and small single bed or cot room adjoining (the twin bedded room can also be accessed from the house through Bedroom 1). Bathroom with bath, WC and washbasin. First floor: Bedroom 3 with double bed and single bed. Bedroom 4 with double bed. An optional extra single bed can be provided for this room on request.
