ENERGY PERFORMANCE CERTIFICATES
Energy Performance Certificates
(EPCs) provide a record
of how energy efficient a property is and will provide ratings on how
energy efficient it is from A to G. These ratings are along the same
lines as the labels which are currently provided with certain domestic
appliances such as washing machines or fridges.
An Energy Performance Certificate is also
accompanied by a recommendation report which lists various cost
effective measures to improve the energy efficiency rating. Contained
within the Energy Performance Certificate is another rating to reflect
what the rating could be if these measures were implemented.
Holiday properties which are offered for letting for more than 4
months during a 12 month period will require an EPC. This is a legal requirement even if
the property does not actually achieve four months of bookings (18
weeks). To comply with the legislation you should arrange for your EPC
inspection to be carried out by a qualified Domestic Energy Assessor.
West Country Cottages will require a copy of the EPC for each of your
properties. We have a legal obligation to make these available to
prospective customers and Trading Standards Officers on request.
EPCs are not be required if the property is
offered for letting for fewer than 4 months (18 weeks) during a 12 month
period. This includes properties only available for our minimum season.
Hopefully your running costs will reduce as a
consequence if the certificate includes guidance on reducing energy
consumption.
Energy Performance Certificates will be valid
for 10 years and the cost should be at most £80 + VAT (depending on size
of property; for a two bedroom property the EPC should cost around £40 +
VAT). Many Domestic Energy Assessors will charge less.
